The WAR Property Map
How our map works.
Every listing in West Tennessee on one map, live from the MLS. Fly over a farm before you drive to it, see the ground under the timber, and add up the neighboring tracts yourself. Here is a quick tour.

01 · Find
Start with everything, then narrow it down.
The panel on the left is your search. Pick Homes, Land or Commercial along the top, then choose between our listings and every listing in West Tennessee, whoever has it listed.
- Property typeFarm & agriculture, unimproved land, waterfowl farms, recreational farms, commercial lots, and every Top Tier Auction on its own button.
- StatusActive, pending, or just the ones you have saved with the heart.
- SearchType a town, county, address or MLS number in the bar above the map.
- Map areaTick it and the list only shows what is on screen. Drag the map and it follows.
- FiltersPrice, acres, bedrooms, bathrooms, square feet, county and property type.

02 · Open a property
Every property, in full.
Tap any pin or card and the property opens: the full photo gallery, the acreage, list price and price per acre up top, and every detail underneath. The listing agent is right there to call, text or email.
- Explore propertyOpens the property's own page, with the full write-up, every photo and the film if it has one.
- FlyoverA thirty-second aerial tour of the land. More on that below.
- Combine with neighboring tractsAdd up the parcels next door.
- Zoom to landFlies the map down to the property.
- DirectionsTurn-by-turn to the property from wherever you are.
- Nearest public huntingOn land listings, the closest WMA, how far it is and how big.
03 · Flyover
Fly it before you drive it.
Press Flyover and the map lifts off, tilts into 3D and circles the property with its boundary drawn on the ground. You see how the fields lie, where the timber is and what joins it. Press Stop any time to take over.
Then make the ground tell you more. Turn on 3D terrain to see every ridge, hollow and creek bottom in relief. Add topography for contour lines in feet, so you know how much the land rises and falls. Switch on LiDAR to look through the timber at the bare earth underneath: old roads, ditches, sloughs and benches you would never see from the air.
04 · Map layers
Every layer a buyer asks for.
Tap Map Layers in the top right corner. Change the base map, then switch on what you need to see. Most layers sharpen as you zoom in.

05 · Combine tracts
Add up the land next door.
Big farms are often several parcels, and the best buy is sometimes the one beside it. Press Combine with neighboring tracts, then tap the parcels around it. The map keeps a running total.

- Tap the parcelsEach one is numbered on the map and listed in the card, with its acreage and parcel ID. Press the × to take it off.
- Read the totalDeeded acres come from the county records. Where a parcel has none on record, the map measures it for you.
- See what's for saleIf any of those parcels are listed, the card says so and links straight to the listing.
- Fly it, share it, ask usRun a flyover of the whole group, send it to someone, or press Ask WAR about these tracts and we will look into them for you.
06 · Field map
It works where there's no service.
Land is rarely where the cell towers are. On a land listing, press Save for offline before you head out. The aerial, the parcel lines and the listing pin are saved to your phone. Out on the property, open the field map: a live dot shows where you are standing, whether you are on the parcel or off it, and a trail of where you have walked.
The map works the same on a phone as on a computer. Add it to your home screen and it opens like an app, with your saved listings right where you left them.

Property lines and acreage on the map are approximate and are not a survey. Layers come from public sources, including the Tennessee Comptroller, USGS, FEMA, U.S. Fish & Wildlife Service and TWRA, and are shown as published. Listing information comes from the MLS and is deemed reliable but not guaranteed.
